There is no new ruling yet on the revised ballot language for Florida Amendment 3, the expanded homestead exemption measure on the November 3 ballot. Recent polls continue to show roughly 63% support, above the 60% needed for passage, and state economists still project meaningful local revenue impacts if it passes. For Bergen County, the July median single-family sale price came in near $950,000, up about 8.5% year-over-year, with roughly 620 single-family closed sales. Statewide, July medians hit $550,000, up 4.8% year-over-year, on 45,843 closed sales, down 1.5% year-over-year. That keeps Bergen County atop New Jersey's major markets as the fall listing season gets underway.

2. Mortgage Rates: One-Year High Enters September

Freddie Mac's August 27 PMMS reading put the 30-year fixed-rate mortgage at 6.66%, described in market commentary as a one-year high, up from 6.65% the prior week. The next weekly survey reading was due Thursday, September 3, the day this update went live. Rates keep sitting in a narrow mid-to-upper-six band, so the practical advice has not changed: lock when you find the home and the terms that work rather than waiting for a dramatic break lower.

3. Labor Day Weekend Begins Tomorrow

The 111th Annual St. Joseph's Festival in Lodi opened Friday, September 4, and ran through Monday, September 7. The Boonton Fire Department Carnival ran Thursday through Sunday, and the Mendham Pastime Club Carnival spanned the whole long weekend. The latest data rounds out the summer picture for Bergen County. Redfin's all-homes median sale price sits around $873,000 for the three months ending June, up about 8.4% year-over-year, with median price per square foot near $469 and median days on market at 68. Single-family medians run higher, in the $946,000 to $950,000 range depending on the source, while the townhouse and condo median is closer to $575,000, and the median listing price hovered near $796,000 through mid-summer. Greater Bergen REALTORS' June report showed single-family closed sales up 10.7% to 538. Inventory in the low thousands and the slower fall buyer season mean accurate first-day pricing matters more than ever. Mortgage News Daily data shows the 30-year fixed rate at approximately 6.70% as of earlier this week. Bankrate New Jersey purchase rates remain in the 6.60-6.82% range. Rates have settled in a narrow band in the mid-to-upper sixes through August, and the market is watching for any signal to break lower as the fall buying season approaches. For Bergen and Hudson County buyers, locking now locks in certainty at the lowest rate we have seen in several weeks. For sellers, this rate environment keeps the buyer pool selective  accurate first-day pricing remains the single most important factor in a successful sale.

Inventory stands at 2,103 active listings as of August 1  the highest in several years. Months-of-supply at 1.4-1.7 months remains firmly in seller's market territory. Days on market averages 28 days for sold properties. New listings rose 8.3% year-over-year. The July data from NJ REALTORS is expected to post in the coming week as we cross into September  I will update here the moment it lands. A PMMS reading below 6.60% today would be a meaningful signal for buyer sentiment entering the fall season.
